Hi,
I know Toll Brothers is a very good builder, but can anyone recommend any others? Looking into N Scottsdale primarily 85255,85259 and possibly the southern sections of 85262. Im not necessarily looking to build new, just would like to know which builders have the best reputation. Thanks |

I can’t comment on the builder however I would check with the BBB and the Az Dept of contractors to see if there are any reports that would cause you to feel poorly towards one or another builder.
One of the most important things that have occurred in the last several years is that many areas all over the metro valley area in every city had subdivisions going up and there were problems with the soil. They build many homes and didn’t know that the soil was poor and required new building methods. Homes would shift, walls cracked, floors and concrete slabs cracked and moved. After they understood what was happening the builders started building differently and things were improved. Some builders walked away from any the problems saying that the homeowner had to fix it. I understood that one of the builders was not being given new building permits from some of the cities because of many problems that he wouldn’t fix. Homeowners had trouble and couldn’t get the builder to fix it, they then went to the city who inspected and provided the permits. That’s when the cities said enough and didn’t give permits to the builder until he fixed to care of the problems. Check with BBB and Az Dept of Contractors for complaints that are outstanding and unresolved. If you find a neighborhood you’d like to live in, visit with the other residents who live there and see if they have problems or not with their home. Some areas that have a high rate of for sale signs may have serious problems that would be a red flag. Some of the best neighborhoods have homes that are few or seldom ever go on the market for sale. |

Try googling JD Power. It gives ratings on home builders from consumers.

Not familiar with builders up there. Shea has been a good builder over the years. I wish Cox and Suggs were still around...

Thanks JD Powers was just what I was looking for. Shea was rated very well along with Centex, Del Webb,Greystone, Standard Pacific and TW Lewis. I was suprised that Toll Brothers didnt rate better. Pulte though was rated the best.

I hear Pulte and Shea are excellent. As well as a few of the local builders (Hacienda, Marlor..)
I would advise staying away from the LARGE builders though. KB, Beazer, DR Horton (I think..).. and so on. |

The most important thing to do is get a home inspection. Even the best builders can build a bad home. Our last home was a Pulte, and it was falling apart after 3 years. We moved into a KB home and haven't had a single problem. A home inspection will usually cost you under 500 dollars. It's best to know what's going on.
