I know you are new to the area so maybe you do not appreciate what you are saying, but that remark is not correct. Most of the new, quality growth in the area is now taking place on the west side, the east side having been built up to the point that new areas are rather inconvenient. There are developments on the west side that are equal or better to anything you will find in Gilbert and/or Chandler. Conversely, there are areas on the east side that I would not feel safe living in. There are good places in all directions and you just can't make blanket statements that one compass point is better than another anymore.

Goodeyear and Avondale are nice....so the westside is not all bad.

However, Laveen is rough. I have two friends that have homes in Laveen (really nice homes).

Anyways, we go to play poker on Saturday night at one of the friends (heads up tourney). Lots of players so we have tables set up outside.

On three separate occasions we heard gun shots. One sounded like it came for an automatic weapon.

I beg to differ! The "whole west-side" is NOT horrble! The West side includes Gendale, Peoria, Surprise, Litchfiled Park...just to name a few. Now, if you are talking "South-west" then maybe you can get by saying that! There are plenty of us "westsiders" that would NEVER move to the East Valley, I being one of them. Im in the NW valley and I love it here! We are in one of the top school districts in Phoenix and have lots to do around here without too much crime either.
I do however think Baseline/67th ave would NOT be an area I'd want to live......

Hi, In case you are still considering the area. I have to agree with everyone else. I live a few miles closer to town on baseline and I agree that its not a good investment. Aside from you ending with the nice house in a bad area ( lends itself to crime) , low resale value, etc. the area smells like cattle. I'm not kidding. So I'd pass.

Baseline is a road known for a serial killer and a sex offender. Crime is all over the place. The homes are crappy there also. (pardon my french!)

Laveen has seen many investors from out of state to the point that many new homes are sitting empty. Other investors are receiving some positive cash flow by renting to section 8. This brings many problems to an area that all ready has to many to cope with. The school district is one of the lowest rated in the state and over the last 3 years has breed-ed little gang bangers with spray cans that come out at night like **** roaches. The new high schools built are a new start for students that have been removed from their last school for disciplinary problems. This is a major problem for students trying to get an education that refuse to act like low life's. Police protection is almost none existent and the closest fire station is under contract to Laveen fire district from Phoenix FD, Quality service but limited equipment. Traffic is always backed up with Laveen being used as a short cut to the south east valley Maricopa, and semi trucks using it as a bypass around Phoenix and all the trash trucks routed through to get to the Butterfield land fill. Until the south mountain freeway is completed getting around Laveen will continue to be a problem, and the construction has not started. Add to the trash that flows through Laveen going to the Gila River Casino and you get just that much more traffic to deal with. Sex offenders are filtering in as can be seen on the state DPS web site. Laveen is not looking good.

I know this thread is a little old but I wanted to leave a message since people may still be searching it. I have lived in Laveen for 2 years now and I love it!
I live just south of Baseline and just past 67th Ave in Laveen Meadows. The first year that we lived in the Valley it was north of the 60 on Gilbert Rd in mesa. I found Laveen to be WAY more peaceful. If you sit outside at night you hear NOTHING. Not in my neighborhood, and you can actually see the stars. The sky is orange from all the street lights on Gilbert Rd. Infact when I go back there now I think of how old and junky the area looks comparatively.
My neighborhood is filled with young families. I go to MOPS (mothers of pre schoolers) here and everyone is very educated and nice at the meetings. There are a ton of walking paths around all the communities, where at sun set you see people walking there dogs and families getting exercise. It is gorgeous with the mountain range in our back yard. Also with the plummeting home values Laveen is holding its own, unlike the other 'newer' communities that are out of the way. It is probably because it is not far from major areas with many jobs. The town is almost ALL new now. It is a small town feel yet still only a 20 minute drive to the airport, which is a very appealing. It is still growing rapidly even in the down ward economy. I think that the notion that the west side is bad and the east side is good is an outdated notion. Those that want to hold on to way things used to be are going to be left in the dust.

First mistake was to move to Gilbert Rd North of Baseline and the 2nd mistake?

As a long time resident of Laveen I believe some one moving here will find good schools and good neibors instead of bad ones. Yes the area has experienced a rapid influx of people and yes, criminals will take advantage of a communities lack of cohesion, but the old proverb says it better; " A traveler came to the gate of a village and asked the gate man 'What kind of place is this?' the gate man replied ' how was the place you come from' the traveler replied negetivly saying 'the people worried me, the weather was bad, etc. etc. etc.' at this the gate keeper told him that it was the same conditions here. This first traveler decides to continue searching and goes on down the road. Then another traveler comes and asks the gate keeper 'Is this a good place to live?' Again the keeper asked how it was where the traveler is from? this traveler gushing with praise of his former home told of the beauty, kindness, and generosity. Again the gate mans reply was "It is the same here" though he added "you appear tired would you like to come to my house for dinner?""
The moral is community is what we make it.
On the NE corner of 67th ave and Baseline a church is trying to establish itself. spread among those new houses are schools and parks. If someone moves into any area and shuts themself up every night a leaves first thing in the morning, they are the problem.
a previous poster suggested "maybe ten miles further out". I would suggest that is only more time spent commuting. Time that instead could be used to build community cohesion.
