Back in 2003, my husband an I thought Laveen was the best thing since sliced bread. We were so excited to buy a new home there. We were looking at the Standard Pacific Homes on 67th Ave and Baseline when their trailor first opened in 04. Here was the turning point. A friend of ours lived in the area and she advised that the real estate investors bought so much property and rented them out to section 8 ( no disrespect to anyone on section 8, this was just her experience). She said people were moving in and out and that many of the women in the area would get into fist fights because of their kids. She actually got into one herself. Then another person advised that her home had been broken into twice. Plenty of people have moved from the "southside" to Laveen. The homes are new, but I hear that the neighborhoods are terrible. I'm glad we decided to stay put! |

I have a friend who just moved to Laveen and I am moving there myself. I also have a friend who lived there for 3 years before moving to another area because of work. Both of my friends enjoy it and haven't had any problems. I stayed with my of my friends who lives right near 67th and Baseline (Trailside Point) and it was VERY quiet and peaceful.
A lot of people in these forums come in EVERY Laveen post talking about how horrible it is down there, yet they don't live there. I know many Laveen residents who love Laveen. I personally enjoy the area. I lived in North Scottsdale in 2004 and within a year 2 peoples cars had been broken into on my very block and 1 persons home was robbed. There is crime everywhere. Laveen isn't nearly as bad as people make it out to be. |

I always liked living in Laveen the temperatures always seemed lower out there. Because of the cotton fields it really helped out. But I would think now they are being squeezed out and replaced by more asphalt which is going to hold the heat in. |

Its the same all over the greater phoenix area!crime,punks people shooting guns.walmart at 75 ave and lower buckeye has had some shootings in the parking lot.i go all over and mesa has a nice homless population.just this morning the police in north phoenix shot it out with punks in a stolen suv.i live in tolleson,its like living in LA!i dont think you can find a perfect place anywhere.oh yeah baseline road is notorious for crime and dead bodys being found there.

The temperatures are lower, and probably will remain lower even with increased population. The reason I say this because Laveen has a climate similar to Scottsdale. You have South Mountain Park to the SouthEast, the reservation to the South and West, and the Salt River to the north. The reservation and the South Mountain park will never have anything built on it just desert or farmland.

When I first mentioned to people at work that I was looking at Laveen to buy a house, those who had been in AZ their whole lives mentioned the crime and how terrible it is. When I actually did my own research, I found none of that. Yes, there is crime, but there is crime everywhere. I grew between Newark, NJ, Elizabeth, NJ and NYC. Crime isn't a big issue for me. Laveen seems to me like my hometown, surrounded by not so great areas, but still somehow manages to keep its area decent.
Do your own research, and let you decide. Don't let others make the decision of your comfort for you. |
