I am looking to invest in a property in Phoenix. I do plan on using it as my winter residence.

I found a condo for sale in Hallcraft Villas for a real good price. It is located at 4608 E BROADWAY Road Phoenix, AZ 85040.

Before flying 1500 miles to come have a look at it, can you local Phoenix people give me an idea as to the area this condo is in? I don't want to own a condo in a slum or in an area that has hookers or drug dealers. The price of the condo is so good that it makes me wonder.

Thanks!!

My opinion in a word? NO.

These were built many years ago (60s?) as townhouses. Hallcraft built similar developments to this one, as well as freestanding homes, all over town. Historically, this neighborhood has been very high crime. I don't have recent statistics, (there are sites to look them up online, but the past history is clear, and with this particular neighborhood, I doubt things have changed much.

Unless you want to live in the hardcore ghetto. The townhouses are filled with gangs and notorious for drivebys and murders.

I lived near there many years ago and that development was ghetto then. I can't imagine living there as a winter residence. Aside from the crime in the area, you would arrive to find your possessions stolen and your place trashed in your absence.

There are a few knowledgeable real estate professionals reading these threads. I'll bet if you described your ideal condo you would get lots of good suggestions.

I looked at some other listings in there - it says they've had a multi-million dollar makeover. You may also want to check crime stats....I believe this area borders Grids H5 and H6, if you go to the interactive map....doesn't look too bad to me.

Multimillion dollar makeover??? I can't see how, (or why), anyone would spend that kind of money on THOSE without tearing them down and putting in a high rise. I found a site with several listings in that area, in the same dirt cheap price range and there was nothing about such a makeover. I'd like to see a link to that information. How would the cost of this "multimillion dollar makeover" be recouped at those prices?

Plus, there is NOTHING right around there. I think the OP can do better, with the help of a realtor, as was suggested.
