I want to see the information. My first thought is that for buyers the time to buy is when it doesn't make sence to rent anymore. This is vital if you are somewhat secure in your employment situation, have the money for a downpayment, and a reserve fund for the just in case scenario that may come around. Of those that I know who are in that situation the time to buy is now. Of those that have purchased homes in the past that were in that situation before they bought and are in a home that they love, not too many of them feel concerned about the decline in values or if prices will rise soon. It is good to have that sence of security. Those that I know that have paid off the mortgage are even more so inclined to feel secure in their situation especially if they love their home. Many of those that are on the fence the information may be invaluable. What I would suggest is that it is a tool like other tools. To complete a job I would use many tools. All are there to get the job done. In this situation the tools that you provide Captain Bill are a good indicator of what to look at in the market. Other tools are available to get a more focused perspective. I would say to combine these tools to see a bigger picture of the market. Who wouldn't want the additional information?

Good question Sierra.

It's a matter of my time. When I study the statistics for myself, I just study whatever chart I need to see, and I can do that at my leisure.

When I post them on the forum it takes me a lot more time because I have to decide what is representative, because obviously there is so much information available and I cannot post it all; then I have to type it. It takes a lot of time.

So if no one wants the statistics then I would be wasting my time to prepare and post them.

I've learned that they will allow me to post some of their graphs as long as their copyright statement is on there. However, because it's an interactive flash page, and I can't post that, I have to take the page and place it in a photo editor and try to resize it. It really takes a lot of time, and my time is limited.

So I have to come up with a way of doing it that will minimize my time.

Rest assured there are plenty of people interested, whether they vote or not or whether they're even registered or not. Heck, I don't even live in Phoenix and I'm still interested. We're all in the same boat in many ways.

I appreciate your efforts, Bill, as I know it's a lot of work. Some agents in Tucson do that, too, and the statistics are always welcome. While I can read the MLS report myself, I can't come up with the absorption rates and certainly not by areas and/or zip codes.

One RE agent in Tucson started even posting the closed transactions and the median and average price every few days throughout the month and it's great to be able to see the trend.

How is the Desert Ridge area (North of Tatum and 101) of phoenix ?
Is it worth buying home over there ?
What will be the right budget for buying a good home over there ?

You'll probably get responses from people who live in that are if you start your own thread requesting that advice.

This thread won't help you much because it is for asking people if they want to see some general stastics about the Phoenix area market in general. It won't be giving budget or buying advice.

Our report just popped up - not bad... After being very late, TARMLS started pulling the numbers way too early last few months, while some sales for the previous month are still not entered, even though there are fines supposedly.

Thanks to everyone who participated in the poll I know that many people are interested in seeing the statistics so I'll keep posting them.

I'll post them on my C-D blog http://www.city-data.com/blogs/184571-captain-bill.html and then make a post on the forum that new ones are there (assuming that meets with the forum rules). That way the statistics will be all in one place and easy for anyone to find and view the old and the new stats. Those who are not interested won't have to go there, and those who voted no won't have to see them on the forum. It's a win win for everyone.

Comments can be made on the blog so we can discuss anything about the stats or the market.

I've been away for 5 days visiting family so when I get caught up with my work in a couple days I'll get some of the statistics posted.
