I lived for the most part off of 40th st/ Greenway and 40th st/ Bell... I have seen the area more west of the 51 as being not so great... but I feel save and comfy on the east side of the freeway... as you travel further east you run into very nice neighbors... It is sad but true that no matter where you live around the corner there could be not so nice things lurking....

"Ridiculously inexpensive property" would be your first clue. That being said, you reallly can't judge the property or the area for your taste and sensabilities unless you visit it personallly (and at various times of the day/night). As I have seen and lived, there are pockets of the Phoenix Metro Area that change dramatically from block to block, mile to mile, everywhere, north, south, east and west, and you really have to look and explore for yourself as to what you for will be a comfortable living zone. There's really no other way unless you have megabucks and then you wouldn't even be asking the question.
