Hi All...I have been reading this forum and got the general impression that Palm valley, north goodyear, litchfield park etc are nice places to move in. Recently we drove in Palm valley region and were surprised to see new houses in 130K - 160K range. They were in the region between W Indian School Road in South, W Camelback Rd in North, Pebble Creek Pkwy on West and N Litchfield Rd on East. We saw signs from Cadence Homes, Beazer etc. Wondering why it is so cheap there? Is it because people would rather live in Pebble Creek Resort or because the school system is not that good or anything else?

It's because foreclosures are dragging on the market. That is a good area and those deals won't last.

Thanks. Yes, we drove around again and saw lots of for sale sign. Also, that area is called as Palm Valley Phase V. Also read about messages on noise from Luke Base..hmmm..

Jets do not fly over this part of Goodyear on a regular basis. The flight path is North/South and West of Litchfield Rd....

I have friends who live in that area who paid over 2x the amount you're seeing - it's a new stage development that started right when everything crashed

the elementary school district is very good, it's the litchfield elementary school district and the HS is pretty good as well (i think most would end up at millenium)

there also isn't much jet noise by any means - our friends hear more marching band music than jet noise

it's definitely a nice area

We just bought in this area, a little south of what you are describing. We didn't build a new home though. If you go to this website School Report Cards: Find A School and search for the Litchfield District, you will see all the schools are great. If you go to the south of I-10, you will see the schools aren't rated nearly as high. And the home prices are lower.

We looked at Beazer homes in both areas. They advertise the lower price, but then they nickle and dime you with upgrades. They are also advertising for a 1200 square foot house (probably). Beazer has homes that are south of I-10 that cost much less. They just have to compete with the foreclosures and short sales.

The whole area is way nice and we feel extremely lucky to have happened upon it at the right time. Once we moved in, all the neighbors came and met us and you could tell they were happy to get another foreclosure off the market. It has been quiet (no loud neighbors fighting or partying going on) and everyone has been friendly.

I live off PebbleCreek and near Virginia and Indian School. I hear jets flying above us, but it has never been something that has been extremely noisy or bothersome. If it were louder, I wouldn't like it, but I don't think it is bad at all. I can only hear them in certain rooms in my house, too. When it is really quiet. I don't think it could be that much louder north of here. I guess the only way to know is to spend a few hours out one day looking at model homes and hear for yourself.
