we drove around estrella today, very nice. Were looking at home builders and saw William Ryan Homes - Ironpointe and Greenpointe. Greenpointe had a few houses but Ironpointe was really empty..maybe 2-3 homes in all. Anybody know why so - considering their are in Estrella community?

I think new builds are moving pretty slow everywhere. It'll pick up again, just give it time.

Because you can buy a nicer house that is a resale for 2/3 of the price. They are the cheapest homes in Estrella that are new construction, but being that they are away from the community center why pay more?

Good point. I have trouble seeing how Estrella is any different from any other PHX subdivision when you live down in the south part so far from the lakes, the residents center, activities and amenities. I can walk to all that stuff and still find it a hassle. I doubt I would ever go if I lived down there.

Good point. I wonder why they have not made more "attractions" in the newer areas....
