Low producing wells / hauling water North Phoenix, Cave Creek (Scottsdale: house, buyers)

I'm starting to look at homes in the Cave Creek and surrounding areas and am starting to wonder about water. MLS # 4209354 mentions, "Cash buyers only due to 5 shared well agreement and low producing well. Possible buyer with conventional financing." If the well goes dry, I assume you have to either drill deeper or haul water. What do you have to do to get a house switched from using a well to hauled water? Would you need a cistern or something?

Some other listings mention hauled water. Is there anything particularily undesirable about hauled water? Wondering what I should be aware of...should I avoid listing with hauled water?

People buy homes that have no water? I am uneducated on homes where the water is hauled in. Why would someone choose to live like that?

I have dealt with this issue before and there are two possiblities. Hauling water (you need to install a holding tank and pump). This can run you anywhere from $6000 on up depending on your water needs. Hauling water is not that expensive, it is just a hassle.

You could get a permit for another well, either private or share with a neighbor. North Phoenix, Desert Hills, N. Scottsdale are going between 600 to 800 feet deep right now, fairly expensive.

You could do a combo by installing a smaller tank that meets your immediate daily needs and have the well fill it over night if your shared well agreement allows for such a thing.
