do I need to apply permit when I remodel home?
Hello,
I bought a house in Mesa, and is doing remodeling work in it. What I am doing now includes: 1. Re-structure the master bath room (enlarge the shower space, remove some non-bearing wall, and add some non-bearing wall, remove old vanity, build a new vanity). 2, Remove a non-bearing wall in the middle of room. 3. some electrical work done by a licensed pro.
My realtor told me that what I am doing now doesn't need to apply for the permit because I don't touch any bearing walls, and no plumbing work. but today, I have another experienced friend told me that I need to apply for permit as long as I remove any walls.
I am now confused now, and want professional opinions. And if I really do need to apply for a permit for my work that actually is almost done alreay, what city will do to me? and anywhere I can get this information?
Thanks so much
Chris

Here's Mesa's web site. It should answer your questions as to a need for a permit. If in doubt call them.

Don't, the city will come to you if they want to bother you. Some permits are costly and they nickel and dime you.

I was told by my insurance guy that the insurance would not cover unless certain aspects were inspected by the city inspectors.

And the cost to you is many times the permit cost when it's found out you tried to circumvent the process.
Not only will your insurance company cancel your insurance, when you go to sell the house you'll need to bring everything into compliance before closing.
It's not worth the hassle and cost to circumvent the permit process.

If you are doing any electrical work a permit is always wise, especially if you may sell the home in the future.

If the home has asbestos BTW its best you have the removal of ACM in your work area removed by a pro
