Yes, you sound like a fine upstanding citizen who will be very sympathetic in court. You may want to look into the concept of the "covenant of quiet enjoyment."

You are not paying your loan, and are in the process of default. Fine, the law permits your default. But when you take someone else along for the ride, you are incredibly unscrupulous.

Any specific ARIZONA law that deals with foreclosures with existing tenants. I know about the federal PTFA protection, but am specifically concerned with Arizona laws
