Default Property Mgr vs. DIY from CA

We are moving back to CA and will be renting out our house in Gilbert. Can anyone compare using a property management company vs. doing it on your own from out of state? Which would you recommend? Thanks!

We like having a property management company take those 2 a.m phone calls. For the little they charge monthly, it is well worth having someone collect the rent and take care of the little things. If you have a good handyman service that you could call on then it might not be so much a headache for you. If you don't have someone you can trust, then you may find yourself with very high and maybe unecessary repair bills.

Thanks, that makes sense. We do have a handyman but still, it might be nicer not to take the calls like you said.

If you don't mind my asking, do you also let the tenant take care of the yard, etc.? We were thinking it might be worth it to go ahead and pay to have a gardener, pool service and pest control and build it into the rent so we'll have piece of mind knowing that the property will be kept up and the neighbors will be happier. Its a nice neighborhood so we want to continue to do our part, even if we're far away. Thanks again.
