Default Shadow Mountains Villas?

Does anyone have any info on Shadow Mts. Villas? Considering purchase of condo there---any pros/cons? Safe area? Good HOA? It's very near Baseline Rd., but don't know intersecting streets. Please help ASAP---want to pursue purchase. Thanks so much for your help!

Please do not do this sight unseen, a couple of blocks can make a difference anywhere...Not specifically to what you ask, but in general...

Thanks, Grannysroost, I appreciate your concern. I want to find out before it's purchased by someone else, but would hop on a plane to see it, first. You're absolutely right!!! Need info to determine whether worth the trip. Thanks!

From everyone I've heard from, the S. Mountain (though absolutely beautiful) is not a desirable area to live in as there is a lot of crime there, as well as crime that spills over from neighborhoods like Maryvale.

Personally I think it's a shame that such a beautiful an accessible-to-downtown area has to be a bad area. =/

No problem! I know, there's plenty of homes that look absolutely gorgeous in the South Mountain/Laveen area. I absolutely loved South Mtn for hiking. Gorgeous views of the whole Valley.

Like I said, it's a shame that the area isn't low crime, because I consider that area near to ideal when it comes to proximity to things.

Anyway, good luck on your search for condos.

I actually own a condo there.. I've lived there for about three years.. I bought a 2 story 2bed for 147k and now it costs around 50K. Shame.. Well let me tell you, the area where its located makes it really easy to access the main freeways. Its also very close to AZ mills, about 5 mins. Its really convenient to live in that area. Now the condos well they're going for very cheap I remember seeing the condo for sale next to me.. its a one bedroom and the costs was 24k.. YEA.. A lot of owners have actually left including myself and most of the people there are renting now. A lot of the complex now its all becoming section 8.. really.. specially the front of the complex. Now the HOA its a joke.. they change companies every few months and its pricey. I remember paying $120 or so when I moved there, but now its more like $150 or more since nobody pays. It's gotten so bad that the HOA association does not have money to pay a landscaping crew to actually go out there and clean stuff up... Now they got volunteers to actually do the cleaning and bush trimming and stuff.. It's lame.. I mean there's no way I'm volunteering after I pay $150 per month. Ok.. the crime.. I lived there like I said 3 years and never had a problem with anything, then again I lived in the back of the complex. I never had my car broken into, or anything.. few of my neighbors actually had some cars get stolen and a couple had their condos broken into. So consider that. Its getting worse now because of all the Section 8 people that live in the front of the complex, since all the do is hang outside all day to smoke and drink.. The cops are there everyday.. No joke.. everyday I used to get home from work and the cops would be there taking someone to jail. Oh.. Yea.. its also has a big issue with scorpions. Some people have actually moved out because of it....
Thats all of I can think of right now.. consider everything I've said if you're thinking of getting a place there because I've lived there and I would not be lying to you.

Thanks a lot. Zealot, for all the info. Much, much appreciated! And thanks to Acrylic for your last post, too. I think I managed to give you both a rep, but my last post evidently got lost somewhere, because it isn't showing. So this should say about the same thing, I think. LOL!

Thanks for this info zealot. I lived in the area from 2004 to 2006. I moved back to Ohio and was considering buying one of these condos for a vacation getaway. Hard to resist a 2 bedroom / 2 bath condo for 30k! I think I'll pass based on your comments.

It's a shame because I just loved hiking South Mountain
