There's a new place on Estrella just south of the freeway called Serafina. Looks nice from the road, anyway. You could probably find a 3br house for that amount if interested.

I've never seen the inside but every day when I drive by them I'm very impressed with Broadstone Canyon Trails. Might want to check them out...

there are a lot - the new ones by the ballpark south of the freeway, the canyon trails ones, i knew some people who lived just north of the lifetime fitness off bullard and those were pretty good

take a day and check a bunch out

also negotiate with them - see what discounts they offer, talk them out of premiums for desireable units, etc

As a vague rule of thumb, the ones south of I-10 will be cheaper/perceived as less desirable, so that might work in your favor to land a very nice place for less money. Not really sure why it's that way, especially with some of the nice stuff off Estrella.

What you might try is to find one you like, then see if you can find a comparable one cheaper and use that to negotiate down the price on the one you want. I know about six months ago the new ones just north of the 10 on Bullard were offering some great deals, as they had just opened.

You might also be able to find a single family home that meets your needs in that price range, too.

I always got the impression (from real estate professionals) that the main difference in price/desirability between north and south of I-10 was because of the difference in school districts.

yep - there are two main differences

north of the I-10 you are zoned to the LESD - south of the I-10 it's mainly the Avondale ESD .... both generally zone into the aqua fria HS district, but the ones in the north are generally considered a little better than the ones in the south

also south of the I-10 your water services are provided by the city of goodyear, where north of I-10 they are provided through a private company

IMO, as the area south of I-10 continues to grow and stabalize I think the differences are really going to narrow - especially if the city center ever gets off the ground and they build up around the ballpark

i personally live south of I-10 and prefer my location to that of my friends in palm valley

I also live south of the I-10 and enjoy my location over those of my friends in palm valley. Too much traffic and "hustle and bustle" near their place. This area is growing and I know we will soon have the same down here but for now we enjoy the more laid back pace.
