I already posted once..hope this isn't over doing it...but was wondering about the areas mentioned in my title. I'm going to be working with a realator and will be in Phoenix Easter weekend. But still, these forums allow me to see what so many people say. Thanks so much for your time...

85014 is a small zip code. Stay north of Camelback you should be ok.

Sunnlyslope has a lot of rentals and is generally known as a lower income area. However, closer to the hills there are nicer homes.

Your going to find most of Phoenix there are nice streets and bad streets all right in the same area.
However, there are certain boundaries you want to be in.

If its a good deal, priced right or the home needs a huge amount of work - then most likely it will be taken by an investor - cash deal.

85014 isn't a Sunnyslope Zip Code.

That Zip would be more like North-Central area - maybe taking in the older Windsor Square and Idylwilde Districts.

Sunnyslope is further north and much scuzzier!!!!!!

Idylwilde is definitely in 85014; I lived 2 blocks E of there 1997-99 than moved to Scottsdale (big mistake, I should have sat tight despite cutting my commute in 1/2).

We just moved from the northern most part of 85014. Great neighborhoods around there, and it's in the Madison school district. Still some homes for sale (though most are still around 200k except some bad fixer-upper/short sales) and rent in the homes go for around $1200 a month. The apartments aren't too bad either, if you shop around. There are some areas with tri-plexes (we rented in one until we bought our home).

Sunnyslope is hit or miss really. You have to go look at it in person to get a feel of the areas.

I moved into Zip 85014 in December, albeit in a gated condo community, but, I am very comfortable here and feel safe and happy. Homes are mostly modest but well kept. A few too many "yard-dogs" for my taste but they usually quit barking as the neighborhood quiets as night. I am out walking the dog often during the day and feel very comfortable. I seem to be able to get most anywhere in Phoenix in about 20 minutes due to my proximity to the freeways.
