Good luck flipping a house in Phoenix.
Let us know how it works out for you. |

The flipping game works best when housing prices are rising. It you make a mistake the market will bail you out. When prices are falling you have no margin for error.

AzDreamer, Raises the question of when the market has topped out. I buy homes on a prolonged declining market towards what I think is about the end. This allows me to fix the home with cheaper labor and hopefully the market is stronger when the house is nearly ready. Have you ever been stuck with a house on a "climbing" market? Ask 3/4 of the "Flippers" in AZ right now.
