Hi Everyone:

Yikes, I've read everything on City-Data pertaining to East Van Buren...
and it seems as though it has "seen better days".

So.... we've located a beautiful condo that borders on Papago Park (the Red Rox Condos). The exact location is 54th Street and East Van Buren.
Now, most of the City-Data advice says stay away from 16th to 32nd Streets -- so this would be approx 20 blocks away. Would you still call this area somewhat sketchy?

We would use this as our winter home. We would fly into Sky Harbor --
if we used I-10 E and NOT 202, would we avoid the sketchy areas?

That part of Van Buren is actually VERY different from the stretches further west, thanks to the construction of condos like the ones you mention, and apartments. For what you are looking for, I think it would be just fine. I'm not sure what you mean about the two freeways and which one to use, but it's perfectly safe to drive on either one through whatever area.

Wouldn't worry about that area at all; Van Buren changes (as you travel further east from 16th street) from a dollar store/check cashing/pay by the hour motel/slum to an commercial/industrial area, then by the time you pass the airport, you find yourself in a nice park area, light rail stop, and Tempe.

No worries.

It's not bad, and in any other city it would be a great place to live... adjacent to a major metro park.
You'd pay a premium to live next to Balboa in San Diego, Central in NYC, Griffith in L.A., etc.

In Phoenix, however, the bulk of the park is fenced off. What was once a national monument is now best visited by driving around it to the Scottsdale side, then walking/biking in.

I know you have an agenda about the National Guard facility in Papago Park blocking access from the Phoenix side. But that really wasn't the OP's question. Whether you can walk in from that side or not, the park keeps that area from getting too congested with homes, and adds to the look and feel of that area.
