Smile Estrella HOA

We are looking to move to the west Phoenix metro area and i really like the Estrella subdivision however i did notice the HOA fees are over $200. Can someone tell me how often you pay that and what it includes?

I assume you are asking about Estrella Mountain Ranch? There are other Estrella communities with varying HOA fees. From the listings I found in the MLS, looks like it's a quarterly fee covering common area maintenance.

I'm guessing quarterly. So $66 a month. It includes the landscaping in common areas, maintenance fees, amenities, and stuff like that.

The HOA fees where my house is (in EMR) are $237 quarterly. That includes open access to the Starpointe (the resident's club) which is an awesome amenity including a wonderful play pool with waterslides, as well as use of the yacht club which will allow you to take out paddle boats, canoes, sailboats, and kayaks for free as part of your HOA. You can also take sailing lessons and there are a ton of activities each month where you can socialize with your neighbors and have a good time. My husband and I are not typically fans of HOA communities, finding them overbearing and just don't glean the benefits from a high monthly payment. EMR, however, provides a lot for your money and since I can see exactly where my money goes and experience the benefits directly, I don't mind paying a little extra.
Not to mention my husband and I are canceling our gym membership since the Starpointe has a pretty good gym area, so we are saving a bit of money that way. It is expensive, but if you use the amenities then it is totally worth the money.

Thank you! We are going to visit AZ next month and take a look around but as of right now we really do think that EMR is for us, and with the Safeway coming soon that will make it even better.

Post Estrella HOA

My family and I will be moving to Estrella Mountain Ranch in just a few weeks . I was wondering about the HOA rules. This will be our first time living in an HOA community. I have heard things like you can not have overnight visitors, This cant be true right?? My daughter lives in southern California and will be visiting quite often. Also is there a website where I can download a copy of the rules? I know there are a few different HOA within the community . We will be on West Lavender Lane so if there is anyone that is familiar with that particular HOA I would really appreciate any info thanks

If you purchased a home in an HOA, you should have received a copy of the CC&Rs. If you are renting, the property owner should provide you with a copy.
