Default When the completion of 28 is done, wonder how much the property values go up?

I have a feeling Aspinwall is really going to be sitting in one heck of a location, with its hometown feel, that riverside park and a good school district. Also, how fast it will be to get downtown and Oakland. I think West Deer might become a little more popular, but not sure? Blawnox if you want something a little more reasonable. If they would get their heads out of the sand in Blawnox, they would really explode. They need to relocate the power lines like Oakmont did. Millvale might also do better. I am not sure if Sharpsburg will see effects or Etna. Fox Chapel and O'Hara probably won't see much effects either. What do you folks think?

I think that we will see flying cars and teleportation devices before its official completion.

I think that further up 28 and environs will see a boom. That is one of the last underdeveloped areas within twenty miles of Downtown Pittsburgh. I am talking about areas off of 28 above Freeport, Sarver, etc. and even closer, like off of 910 and Russelton and Rural Ridge areas. The Pittsburgh Mills was partially built on this speculation, and will happen within the next decade.

I don't see Aspinwall's real estate appreciating as a result of the completion of route 28. The location has always been convenient even before the road construction. Oakland isn't even a factor because nobody goes down 28 to get to Oakland from Aspinwall.

I used to commute 28 inbound everyday. From Freeport / Millerstown (Exit 16) to the 31st Street Bridge with no traffic congestion took 20 minutes flat. When 28 is completed, if it's a 20 minute drive morning, noon, and night--I think that area will definitely see some development. You can easily use the commute time for marketing purposes.

I think that home values will slightly increase all along 28 when the commute is guaranteed to be a certain time. From my house, with little traffic, I can be downtown in about 10 minutes, yet I live in a quiet, safe, suburban area. Homes around me sell extremely quickly as it is, and I think that 28, when done, will undoubtedly help.

Totally agree. I grew up in Indiana Township and I can safely say there are absolutely acres and acres of undeveloped land there. Around a half hour commute from Downtown, it's almost like you've been transported to West Virginia or something. Indiana Twp. might see more development along the Route 910 corridor in the next decade or two being so convenient to access from Route 28.

Plus it is still Fox Chapel School District, which is my alma mater and highly respected in PA.

This will probably develop like Cranberry, in the rural areas. Might even be detrimental to Aspinwall as people look at whatever new walkable communities they build up there in the future.
