Ross Twp: $2,515
McCandless: $2,591
Shaler Twp: $3,174
Fox Chapel: $2,546
Hampton Twp: $2,738
Bethel Park: $2,937
Upper St. Clair: $2,974
Mt. Lebanon: $3,304
Brookline (City of Pittsburgh): $2,971

Wow -- that surprises me -- I looked into a lot in the Fox Chapel school district (though it was not in Fox Chapel township) and the school taxes were so high I nixed the idea -- I guess they must have lower taxes of some other kind than we do here in the city.

Fox Chapel has always been lower. When there's great wealth, lower property taxes are a given. That's what wealth attracts to---a way to save on property taxes. Plus, the higher values of the properties bring in more tax revenue at a lower tax rate so the local government and schools can easily be supported with a lower percentage of tax.

Yes, makes sense -- for me though I could see that if we built a house on this property (which was about 3 acres) we might be able to afford the house and lot, but soon it would be valuable enough we couldn't afford the taxes. So hence, the city for us -- cheaper house means less taxes in an absolute sense.
