yeah that house probably needs about $100k put into it all told. and that's to get it habitable and somewhat nice, not putting in a top of the line kitchen or anything like that.

my friend gave up when she was quoted $20k for the gutters! but i do hope someone falls in love with the house and does it justice, it could really be a wonderful place.

Interesting comparables and I agree with those prices. I don't agree that Lexington is a short cut. That home isn't in the shortcut area to the shoot to 28S. It is too far towards Freeport Rd. If you are on Freeport and Lexington, most just continue on Freeport and get on down there. The shoot is great if you are closer to 4th though. I wish they would at least have some little sign that tells people how to get on 28S. There is NONE. I have given directions to a ton of people wondering how to do it. Not easy to find for those not from here. Anyway, Lexington isn't noisy IMHO and is a great street. If it was Lexington and 4th, I would agree, it would be busy.

Quite a bit has been written here about that neighborhood recently - just search this forum for "Park Place".

it's a transitional area, but one that is definitely on its way up. it's right next to regent square, but also next to an area of wilkinsburg that a lot of people wouldn't be comfortable with. i believe it is in the city of pittsburgh but i don't know what school that area feeds into. there is a super ritzy private school and a charter school very nearby though. it's also very close to frick park.

it's basically on the border of a very, very nice area and a sorta bad area.

I've always loved this place on Cedar Avenue. It's was listed for sale last year, but needs quite a bit of work. 1010 Cedar Avenue. At 3700 square feet, it'd be a little large for me, though.

Well we are just going to have to wait til we move there to look at it. We have discussed the idea of a hobbie house ; one that needs improvements and updates, but not one that we would live in when it is being renovated. We have looked at church's before and loved the space. I sent my dh the link and he thought it was wonderful.

Would definately be open to any suggestions or links.

Unfortunately the PPS street directory appears to still be unavailable. But I think that may be in the Minadeo-Sterrett-Allderdice pattern, which is pretty good (at least that is what these maps from back when the latest feeder plan was being discussed suggest):
