Howdy,

Was having a discussion or more like debate earlier today. The subject: Highland Park v. Stanton Heights. I chose the side of Highland Park because of the Park and its proximity to other decidedly "nicer" 'hoods. But the opposition said: "ah, but you get more bang for your buck in Stanton Heights." The crime in both areas seems to be about a draw. What do you think?

If having a house with an integral garage is important to you, Stanton Heights is the place to be. Highland Park was settled before automobile culture became prevalent.


If you need a bigger property, you'll find a better selection in Highland- as it was built in the days of much larger families than post-WWII Stanton Heights.

Southern Highland Park has a fare amount of more crime than Stanton Heights. Even so I'd go with Southern Highland Park over Stanton Heights any day. I'd do it simply because of the location factor.
Random fact: I'm in HP at least once a month; I probably frequent Stanton Heights less than 2 times a year.

Stanton Heights has no character. Highland Park is oozing with it.

Can't really compare them.

Stanton Heights is nice, but:

The houses on average are about half the size
The houses were built in the 40s and 50s while HP is more turn of the century
There isn't a business district
It doesn't have direct bus access to Oakland (need to transfer to the Negley in HP/East Lib)
It isn't 8-12 blocks from the redeveloping East Liberty core

Stanton Heights is more affordable, but the houses are smaller and there are less amenities.

This winter the hillside section (NE corner) of HP had the most crime. There were a lot of burglaries and break-ins. This is the section where average home prices are easily 400k.

Random fact: I'm in HP daily and in Stanton Heights weekly.

You can also transfer to the 93 in Lawrenceville to get to Oakland from SH.

I like both, but Highland Park gets the edge for me because it's slightly more accessible for cycling since you don't have to climb Stanton, and it's also right next door to East Liberty.

I considered buying a place in Stanton Heights, though, so I would definitely live there as well. I really like pretty much all of those east end neighborhoods.

2012 - Highland Park - 61 total sales
sales ranged from $46,000 (2 BR 1 BA row house that needed to be renovated) to $620,000 - 5 BR. 3 full, 2 half bath home on half an acre that hasn't been updated in 30-40 years. Median price was $260,000 - 4 BR, 2 Bath home - no garage in the southern section of the neighborhood.

2012 Stanton Heights - 42 total sales
sales ranged from $22,000 (2 BR 1 BA row half double row house foreclosure that needed work) to $230,000 for a 3 BR 2.5 BA home with a garage. Median price was $103,000 for a small 2 BR, 1 BA home with a 1 car garage.

Stanton Heights is a very affordable neighborhood and with 10th Ward Upper Lawrenceville finally developing, it isn't too far of a walk to some decent shops and restaurants along Butler St.

Yes -- this was the deal breaker for us when we were considering Stanton Heights and/or Morningside.

It's definitely a personal preference thing, but to me having a commercial district in a neighborhood changes the character so much that it makes these neighborhoods apples and oranges.
