What are your typical heating costs? Looking at a home built 1927 @ 1700 sq ft w full basement.

So many variables to give any real comparison. ( Type of heat, condition of house, number of occupants). You may be able to find out which energy company provided the heating and find out the average costs. I have been able to do that in the past.

Owner said they are putting in a new heating unit. Is one type better than another?

A central furnace with forced air or a boiler with hot water heat? Is the energy source gas or electric? (Gas is cheaper.) A newer furnace or boiler is better if it's energy star efficient. Other things to consider are insulation and age of windows. It's an old house. It might have original windows and no insulation.

Our house is older than the one you are considering. We have insulation and newer windows. We put that plastic on the windows in the winter. I think our coldest month is around $400. The gas budget amount is around $1,200 annually. Air conditioning makes our electric annual budget slightly lower, but we only use it when temps get super high, not all the time like other people.

Since your daughter is coming from Florida, expect her heating costs to be higher because she'll keep the thermostat set higher than a Pittsburgher. She won't have the right clothing for being warm inside. I recommend she go shopping for sweaters, fleece jackets, sweatshirts, sweatpants, wool socks, and such to wear while she's hanging out in the house.

Landlord said they planned to replace furnace, but since we need to move in so soon it won't be in.
They are willing to reduce rent by $100.00 month during winter to compensate. . .?

Is that a question or a statement? $100 during the winter isn't much money. Call the gas company, give them the address, and they'll give you the historic gas usage for the property. That's the only way you'll know for sure.
