We are putting the house on the market soon. Moving from Regent Sq area possibly to Ohara, Hampton, Aspinwall or McCandless.

Have a listing agent in mind; a referral from a friend who worked with her prior. I just got a buyers agent recommendation from another friend and turns out the two agents are in the same office. Apparently the prospective buyers agent also has good experience selling in the east end.

Thoughts on whether it would be beneficial to use the same agent vs two different agents in same office vs entirely separate?

totally depends on the agent and their experience in both roles as well as both parts of town.

There's no benefit in particular to having them both be the same. Although if you really do choose the two separate ones but in the same office that might actually cause some friction? I dunno.

Other than that, what selltheburgh said. He ought to know.

Most people use one agent for both unless that selling agent does't know the area you are looking to buy. My advice to you is get an agent to sell your home that is very active in YOUR area. If that referral from a friend doesn't sell in that area, I wouldn't use them. That person selling your home could also know the area you want to live and lets face it, anyone can search the MLS in your price range and have every single home for sale in your hands in seconds. Key up on your sale. Buying is easier.
