For what you'll sell your place in Old Town for, you should be able to get quite a nice house in Pgh, and some change. I'd probably look in Highland Park first, knowing that you'll have to drive to practically everything, but I imagine you drive a lot of places in VA.
I wish I lived in Old Town now... I'm just outside of it (West End Alex.), so not the million+ homes like they have there, LOL.

Actually, I do drive some places but sometimes when going to Old Town, I can just take a bus right to a Metro Station, from there - hope on Metro or if doing Old Town, hop on the Free Trolley!

It's a nice clean town. Probably doesn't hurt that the Courthouse is right there, either.

Definitely one I'm going to have to start recommending for small town/urban living that's still affordable.
You are going to pay 175,000 on the low end and over 400,000 on the high end for a house in Beaver Borough. It is the higher end of the spectrum for Beaver County, but very affordable compared to the Oakmonts, Sewickleys, Aspinwalls, Ben Avons and Mt. Lebanons of Allegheny County. The housing stock is excellent. It does have a very vibrant business district and is safe, walkable and clean. There is direct public bus service from there into downtown Pittsburgh. No problems if you want to live there and work in downtown Pittsburgh.

Beaver Area School district is excellent, right up there with the Quaker Valley, Mt. Lebanon, North Allegheny and USC school districts. It ranks 52 out 498 school districts in the entire state of PA. The graduation rate is 98%. In the Pittsburgh Metro, Beaver Area High School ranked 13 out of 122 high schools located on this side of the sate.

FYI, Beaver Borough, Bridgewater Borough, Brighton Township and Vanport Township make up the Beaver Area School District.

Check out the visitors section on their homepage. There are lots of pictures of the housing and architecture.

Yes, that the county offices are there is probably a big help. I think that's what keeps the downtown alive with restaurants, all those nearby office workers need somewhere to eat lunch.

It doesn't seem to help the other county seats that much in Southwestern Pennsylvania.

Some years ago I was out and about trying to find something else, got lost and ended up in Beaver. I spent a few hours walking around town; and a few months later when it was time to start looking for apartments, I decided it was as good a place as any to start the search.

I think it helps Greensburg quite a bit coupled with Seton Hill. Kittanning, Washington and Butler would look a LOT worse if they weren't the County seat. I think the fact that the town is dry helps Beaver.

I would like to think that Beaver being a dry town helps keep it clean as well.
