We've pushed back the home inspection as we have adjusted our loan from an FHA to a Conventioonal, and must now re-await approval.... so maybe next weekend, we'll be back in town again.... looking forward to getting this thing closed, and movin' in!!!!

Well, yesterday, everything went to hell in a handbasket..... we lost the house in Dormont....
![]() In our unique situation, my gal has all the good credit, but I am the one with the job offer, contingent upon us getting over to Pittsburgh fairly fast. SHE on the other hand, will be easy to hire, with her background and capabilities... We had the downpayment & reserves, we had the pre-approval... we had the moving company ready to roll... all we were waiting on was the final loan contract... and then it came: "Verification of Employment"..... they wanted an assurance that she had a job waiting for her, already, in Pittsburgh. We tried changing from an FHA to a conventional loan, but still they wanted this letter... and since I'm not ON the loan myself (due to past credit, divorce & bankruptcy), MY $40K+ job offer wouldn't even count... we are NOT willing to pay to move everything we own into an apartment, and then pay again in 6 months to a year, to move into a house..... so, no two ways about it, we're now in a situation where we're looking at only a LEASE OPTION house.... So, we're still looking at the South Side including Dormont, Mt. Washington, Carrick, Beltzhoover and Blackridge... my questions to follow: 1. Does anyone have any "insider" info on any of these suburbs or areas we need to know before going in? .......High crime or thuggery? 2. Does anyone on here HAVE a "Lease Option" House available to rent-to-own? All we need, is about 6 months to establish residency and then the sale would go like clockwork, since we have the money already!!!... We're looking at houses in the $70 - $90K range.... 3. Does anybody need a truly competent and capable Executive-Level Administrative Assistant who is willing to work for a minimum of $36-40K per year? She currently earns over $50K here in NYC, but we realize that won't happen in Pittsburgh (or is at least not very likely to happen)..? If you can help out with these three questions, please respond, or even Direct Message me... I need to hurry up & get over there to start MY job, or risk losing THAT and have to start over again, from square one...... Thanks again for everything, guys--- your help has been appreciated thus far, and I hope that y'all can help here, once again. -Mike |

Aw By~Tor how disappointing!! I wish I could help ya!! I think that Dormont, Mt. Washington, and Carrick are all fine places to find a very inexpensive home. They aren't the most attractive or booming little spots, but they're fine enough.
I'm not sure about the other ones you mentioned. |

I'm of course sorry this happened (and I know it is a tough market for mortgages right now, with all the banks walking on eggshells), and I hope you can find a good opportunity soon. But if for some reason you are forced into a situation where you have to rent for a while, I actually think that could work out to your financial advantage, even if it is a practical hassle. We are probably about to place our house on the market, and we have learned that: (A) lots of inventory should be hitting the market in the next month or two; and (B) this is expected to be a relatively slow and flat year (not a crash, just not much in the way of appreciation, and maybe longer times on the market). What that means is that if you do end up looking again in a few months, you may find several good opportunities, with the sellers reaching the point they are willing to accept a pretty reasonable offer. I understand, because I have done some long distance moves as well. However, the bulk of the expense will entail moving your belongings from NY to Pgh. For a local move, though a major PITA, you can go U-Haul and not spend a huge amt of money.

So sorry to hear about your place in Dormont - I have been following your post on your move to the Burgh. If you are interested, I have a single family home in Mt. Lebanon that I could do a lease option with you on. It is on a bus line and is under a half a mile to the shopping district on Beverly Road.
