Hillary Clinton just won 76% of the vote in Montgomery County to Donald Trump's 20%. If the OP is like the typical Montgomery County voter, the North Hills will indeed be a big transition politically speaking.

Not sure if you need to spend 700,000 on a house. New construction may complicate things. Doesn't Franklin Park have new construction? I would look at Ryan home developments or Heartland Home developments. Both have presence in Pittsburgh and have several developments in the "north hills". Maybe S & A homes? Maybe Ohio Township?

This guy builds in the Fox Chapel Area. Maybe 25 minutes to Ross Park Mall. May want to call him to see where he has a lot.

I made no value judgments, I simply stated facts. NA school district is 87% white. The towns that feed it DID vote for Trump. The OP is moving here from a very liberal, very diverse area, so this information seemed pertinent.

I know several people from up that way and they are very conservative. Wexford is probably the most conservative area in Allegheny County. A lot of people out there strike me as the type who think anyone who didn't make it as well as them are lazy. Quite ironic as I see NA as more of a credit rich place than actual wealth like Fox Chapel.

They are coming from Bethesda, MD. A little demographic lesson for you. The racial makeup of the CDP was 85.86% White, 2.67% Black or African American, 0.17% Native American, 7.92% Asian, 0.05% Pacific Islander, 1.23% from other races, and 2.11% from two or more races. 5.43% of the population were Hispanic or Latino of any race.

It is worth pointing out that John Miller and Ryan/S&A/Heartland are radically different types of builders. You'll want to decide what sort of construction and home size you want for that $700k. You'll get much better quality with a builder like John Miller than you will with the larger and more corporate developers, but likely at the expense of size at the same price point.

Yes but that 85.86% white population is very different from what you will find in the North Hills.

Hey, TWO reasons to move here!!! For the record, I see a lot of diversity: white men, white women, fat white men, short white men, old white men, it goes on and on. And everyone voted for Trump, naturally. I even voted twice for him. Paid some poor Democrat 100 bucks to switch.

Damn right, and proud of it. My butler pulled me up by my bootstraps, so anyone can do it.




Back to the OP, before The Yacster gets here. You might want to consider Hampton township as well. Good schools, and not as big as North Allegheny and North Hills school districts. Someone mentioned John Hobat Miller as a good builder, he is, much better than Ryan or Heartland. You'll probably be surprised by the seemingly low housing prices. Just temper that with the taxes that you will have to pay.

The Montgomery County SCHOOL district is:

29% Latino, 14% Asian and 21% Black.

I would suggest possibly ohio twp, ben avon/ben avon heights, kilbuck, franklin park, bradford woods, bell acres, mccandless, pine, richland, hampton.

any and all of those could be good options. there is still 1-2 lots available in avonworth heights that could work very well. You would be all in around 550-650k depending on exact features and layout you pick.

A lot of the Ryan homes plans feel very cookie cutter, which could be a good or bad thing depending on your tastes. 500k will get you pretty much top of the line in most of their plans.

There are also various lots available in most of the areas mentioned. Then you could just hire a custom home builder. DM me if you need builder suggestions.
