The house doesn't sid back far enough from the street, there are alot better properties in the south hills for that price.

I live about 4 blocks from this house. Although for that kind of money, I'd pick the Hoodridge house, the location is not as bad as described above. Washington Road is 35 MPH there, and with the amount of traffic, tends lower. DH and I are both runners and regularly jog along that piece of road.

I'm a big fan of Lebo. For the schools, amenities, and convenience to town, it can't be beat IMHO.

If you're thinking of moving here and have that kind of coin, do yourself a favor and get a realtor. I recommend Nancy McKenna. She grew up in Lebo and is well connected to the community.

I read about that incident in 2011. The man driving was high on weed and he jumped a stop sign while over speeding. I feel that the driver was reckless and the intersection innocent.

That incident was definitely isolated, driver was a jerk. Not a big fan of spending that kind of cash in this area, I would worry about resale down the road in the Pgh. market. To be sure the School District will be there almost immediately to "adjust" your assessment. 34K/year, that's more than my yearly mortgage payments. On the plus side, Lebo is a great area.

Who wants to live in a house without opening the windows. Esp on a beautiful day like today?

Mt Lebanon is mostly quiet. I lived a block off of Washington Rd for a couple years. Don't recall any annoying noise from it at all.


Doubt I'd want to live on Washington Rd simply because of the volume of traffic.

You can have noise problems virtually anywhere. I live in the country. With my windows open at night, I can hear trucks on a 4-lane highway a mile away and a train that is at least 1.5 miles away.

I once looked at a house on Washington Road in that area. I decided I didn't want to deal with pulling out of my driveway into heavy traffic. It would've been virtually impossible at most times of the day to back out.
