There are only three homes available that I can see and they are around 140-180ish. They aren't much. You could of course live in Harmony as well since it is right there. What a gem of an area. Not much for sale around there even outside the downtown. Probably was dirt cheap 5 or so years ago.

I was snooping around up there and was amazed how expensive it was for what you got, but plenty of people want to get out of the city and all that crime.

Agreed with a lot of the previous thoughts. Zeli would be a good place to look.

I also like some things in the Mars area as well.

Either place will get you the Butler county taxes, keep your work commute short enough, and still get you to the cit in 30 mins.

Zelienople gets another vote from me.

Cranberry hits most of the criteria but doesn’t have that “cute walkable town center”. I’ve said for years Cranberry needs its own version of McCandless Crossing.

Minus the movie theater which is behind Cranberry Mall, Adams Ridge which is as close to Cranberry as it gets but has a Mars zip code, is extremely close to a version of McCandless Crossing.

Another version of McCandless Crossing is being developed along RT. 8. I forget the name of the Crossing but the signs are up. The development is huge. Sarver is growing fast from the people fleeing NE Allegheny county. All of this growth only benefits Saxonburg. You can't go wrong living anywhere in southern Butler County.

Agree, I'd love to move up to Butler now that my kids are out of School. It was alot cheaper to pay the higher taxes than private school but now no point. I'd move to Zeli if it didnt mean I would have to pack and move everything!
