I don't think it's a fad. It's been going on for at least 25 years. Old homes are great, but more people prefer an open area for the Kitchen, Dr, and Family room. Also, not sure I'd pay 325K for a house in Dormont. If it sells for 350, assessed at 304,500, taxes will be $10,354.

This kills real estate in our region. The home won’t sell due to taxation.

Open concept is definitely not a fad.

Agreed on the price and taxes. I’m in Dormont approximately 7 times a year for the past 20+ years and couldn’t ever imagine paying that.

I can certainly see homes here going for $300k. One block from light rail as well. 15 minute drive into town. There's no guarantee taxes would increase to purchase price of house.

I'm so sorry to read this since so many people are opening up the first floors of historic/older homes. Is it more difficult to "un"-open concept something than it is to open concept it?

I didn’t say it wouldn’t happen. I said I couldn’t see paying it. I have family in Dormont so I hope homes start to bring huge money there.

I agree it is not a fad but I also don't think you need to gut a 1st level to accomplish. This home is a decent example. It already had wide openings between rooms and they opened up a wall to the kitchen. I think every older home will need to have the kitchen opened to the rest of the home, just how people are now. My home is a large kitchen with 2 doorways into the dining or living room. Every other room is also broken up by smaller archways. I'd really like to open up the kitchin into the dining room then open those arches into large openings. It wouldnt lose the older feel but would flow so much better.

Trust me, the School District will challenge that as soon as the deed is recorded. And they'll win.

Dormont would explode if the city annexed it because the property taxes would decrease. It would be sited within Pittsburgh Police Zone 6, which is one of the better zones, too. I don't think the city schools that Dormont would feed into would be that much worse than Keystone Oaks.
