I love Dormont. It has the "T". It has a nice Downtown (albeit taking the trees down on Potomac was a shame). It's safe. It's very densely-populated. It's super cheap (for rentals, at least) compared to the East End. I'd live there in a heartbeat if my employer allowed me to.

What do you have against those two communities? I get not wanting to live in Cranberry or Upper Saint Clair, but Dormont and Mt. Lebo are like many neighborhoods throughout the city. I'd live there before "city" neighborhoods like Summer Hill and Stanton Heights

I lived in both Dormont and Mt. Lebo. Great areas. Dormont is pretty much an urban type setting with great public transportation as are certain parts of Lebo. The T was great for getting to Steelers, Pirates, and Pens games when I lived there. I would have kept my duplex in Dormont forever if the damn taxes weren't so high. Higher than Lebo's.

It's not relevant to this thread. Start a new one? Mainly I wouldn't live outside of the city because I spend all of my Pittsburgh time in the city and I'm not a freeloader. I also like areas that are active and growing. Mt. Lebo or Dormont are just meh for me. There would always be a City neighborhood more appealing to me. I have other reasons, but they have nothing to do with Club One.

I own a home nearby the club one and have been a member of the club before. They took a big chance setting up on Penn at the time they did when East Liberty was to many a no-go zone due to crime. It's the end of an era, but in a good way. The increased density will demand more services and East Liberty will continue to grow.

I hope Davis builds something that looks Ok, that's my main gripe.

Next up: Village of Eastside

I forgot about that. Knew more than a few people that had their cars broken into and/or stolen in the early years. I think it was before they got rid of that ridiculous circle that was around Sliberty. That area certainly has gone through some changes.

The Club One site is a different matter. It's zoned Highway Commercial now (like the shopping center next door) and would need some sort of rezoning in order to be upzoned, which gives NIMBYs a lot of potential pull. But it's also further away from the Village of Shadyside - the gated community which has been giving the Shakespeare Street development the most trouble.
Wow, East Liberty is sure changing.

From what I've read, it looks like some sort of office development would replace the Club One in East Liberty. It's right across the street from the giant East Liberty transit center, so super-convenient. The redevelopment of the old Shady Hill Center where the Giant Eagle is will be a game-changer for that part of the neighborhood and bring online another 265 apartments.

There must be 1,000 new apartments in all those buildings from Bakery Square all the way down Baum and Centre. And occupancy is all in the 90s, with East Side Bond the lowest at 86%.

The Village of Shadyside / East Liberty Station is a fairly new project with newer infrastructure. The plaza opened in 86/87 and was what appeared to be a brown field. I am not sure what was there prior to though. The plaza should develop the lot closer to penn avenue with ground floor retail and apartments above. A street wall can be added while keeping the plaza intact.

Before 86/87 it was still a train station, I believe.

I completely agree with you on what they should do to improve the plaza.
