Yes, it's hard to get even the natives on the same page with the addresses. Most of them quote the postal name for their area, many of which have no actual official town to go with it (Glenshaw, Gibsonia, Wexford). In Economy, where I live, it's carved up into 4 zip codes of the surrounding areas, including a few houses in this Beaver County boro that get the zip code of Sewickely from Allegheny County. Most real estate listings should show the correct borough or township.

Quaker Valley school district has a few sleepers. It's comprised of:

Sewickely Borough (the town proper)
Edgeworth Borough (along Rt 65 next to town on the north/west end, even more expensive)
Osborne Borough (along Rt 65 next to town on the south/east end, basically more of same)
Leetsdale Borough (along Rt 65 further north, but before you cross into Beaver County)
Sewickley Heights Borough (on the hills behind the town, almost entirely large estates, think $multimillions)
Sewickley Hills Borough (bit of a mystery to me, but I see the sign on I-79, maybe a splinter group of estates from Sewickley Heights? ;-))
Aleppo Township (around the area of Rt 65 and I-79 junction, extending away from the river)
Leet Township (also on the hills behind the town, but over next to Beaver County)
Bell Acres Borough (behind Leet Township, essentially)

Direction "behind" means "away from river" in this case.

Leetsdale, Leet Township, Bell Acres and Aleppo sometimes have houses that are below, say, $200k, maybe even much below. Or they used to (I haven't exactly searched recently). They would be the most obvious places to look in Quaker Valley schools. Leet and Bell Acres particularly also have plenty of quite expensive ones now as the land around Sewickley continues to get carved up. Used to be farms in some of those places. When looking along the Big Sewickely Creek valley, make sure the house isn't actually in Beaver County! (It could be in Beaver County and have a Sewickley mailing address, making for some confusion.)

I'm going to go by the criteria in this post and say Chippewa, but that also means South Beaver Township to me. They both attend Blackhawk schools.
That whole area is flatter, and has more open spaces.

I travel through Chippewa on my way to work every day. It is only 20 minutes from Chippewa to University Blvd in Moon. It's 30 minutes if you are really paranoid about the one trooper you might see along the way, but most likely won't. The traffic on route 60 is light, and travels easily, even at the worst of times.

Chippewa is also located at the beginning of toll 60, which puts you on the turnpike. Cleveland is roughly 2 hours from that point. Maybe a hair less.
