Default Property Tax Calculator?

Is there a web-site that can help with calculating the property taxes for a given location (i.e., address or zip code). Westmoreland County taxes are obviously lower than Allegheny. However it seems the Allegheny taxes can very depending upon where you live. I know there are a few components (county, municipal, and school) to the tax. Does anyone have a good reference?

It's rather complicated because it changes for both townships and school districts in all counties, not just Allegheny County.

You need to look up the information for each area and do your own calculations. You can also simply call the municipal offices and ask.

Sometimes the county web site will have a chart. I think Beaver County and Butler County have charts on their web sites by municipality, including the school district info. (Those are just the ones I remember looking at this year.)

Enter the particular address and municipality and then click on the tax information tab. You can see how much the owners paid in taxes for the last few years.

That tax number is just the county taxes only. You need to take the assessed value and multiply it by the total millage, county, local, and school.

This site has the total millage per township.

I typed mine in (Westmoreland Co., Hempfield Twp.) and it came within $100 of what I pay in total taxes each year. It shows all the local, school and county millages for all the localities in Westmoreland CO. I assume Allegheny is the same since it is a clickable link from the list on the left. My assessment may be off a little from what I remember. Our base year is something like 1978 or so.

am i reading this correctly??

Washington County PA - Property* Tax Assessment Search & Lookup

Example: Assume the Washington County assessment is $100,000CECIL0.016 mills CANON MAC0.10185 mills Washington County 0.0214 mills Total 0.13925 mills0.13925 * $44,769 = $ $6,236.18

so, if i own a home/lot valued at $100k, there will be $6,236.18/year calculated in with my Escrow payments??

seems a bit steep, so can anyone tell me if i'm off here??

They're missing something, because that can't be right. Even in Allegheny County people don't pay 6 grand of tax on a $100k house. More like half that, maybe less. I thought I knew what it was at first, but I deleted that post because based on what they're describing my answer was not it. The calculator is missing something.

right, i'm not from around here, so i can't say what's wrong with the calculations, but from what i understand, Washington County Taxes < Allegheny county Taxes...

Many PA counties don't update their base years, meaning there is sometimes a huge disparity between the market value and the assessed value. The county in which I live, for example, uses a base year of 1959. The millage rates have been adjusted accordingly over time. My home's assessed value is just a couple thousand dollars.

All of this may change, though ......
