I do not feel that any of those neighborhoods you put in the "sell" catagory are in any real danger of declining. They may be not without their problems but IMO there are still okay. The ones I would put in the "sell" catagory are Allentown, Knoxville and Mount Oliver.

I think the OP may mean neighborhoods in the city proper. Sewickley is urbanlike and very nice but it is a suburb. If he or she included suburbs, I would also put Dormont and Mount Lebanon in the"hold" ; Millvale and Crafton-Ingram in the "buy" and Penn Hills , and Verona in the "sell". Monroeville I am a little shaky on but for the time being I would keep it in the "hold" catagory. Homestead I may "buy" because of the that shopping area but I believe I may be taking a risk.

I think that was the root of the comment he made, but I doubt he would have made it had I said I lived in Squirrel Hill or Shadyside. So some neighborhoods have been able to overcome the stigma of being in a city.

And to your point about Bloomfield, I agree, I like it alot. I just don't see much reason to spend twice as much on a house when you can go one or two blocks into Garfield and probalby get a similar one for half the price and still enjoy all the ammenities of Bloomfield. Though admittedly, I haven't gone wandering around Garfield late at night.

Well, at one time owned or rented in all those areas. Not real keen on Dormont, barely saw a 40% increase in value after 20 years. Live in McCandless, bought my house for 50K less than the last guy. Two homes on my block have been on the market for 3 months, no bites. A house around the corner sold for 250K a year ago, was bought for 350K 5 years prior. Monroeville is declining in my opinion, keep track of a house I rented there years ago, keeps selling for less. Mt.Lebo, can't go wrong there, ever. Ross, used to get to the Pirate games in 10 minutes, don't miss that, the Pirates, I mean. Forest Hills, first house I ever owned, nice area, but declining since Churchill High School merged into Woodland Hills.

My advice: Move to Butler County!

That's my next move, I hope.

I agree wholeheartedly with you except for Etna ( I have made my honest opinion about Stowe in an earlier post) -I would keep it on "hold" at least for now. I do not see any real decline coming to that area anytime real soon.

McKees Rocks and Stowe have historically always been working class poor. I don't think these areas have been prosperous enough to decline. Home prices are rock bottom. There is no reason to sell in these neighborhoods.

I disagree with many of your Sell neighborhoods. Etna, for example, is a great neighborhood with lots of historic housing stock similar to what is in Lawrenceville and Millvale.

Forest Hills is a very clean and well-maintained suburb.

Penn Hills and Verona are a lot nicer than their reputations.
