I apologize if I missed it, but do you have children? If so, will they be attending elementary or middle/high school?

Nope! No kids. No plans for kids. Just my wife and I. Although, I probably would consider school district to be somewhat important as I will probably look to sell in 5-7 years and want my house to be as marketable as possible at that time.

You may want to look into some of the Butler County areas. The property taxes are MUCH lower there, and even the sales tax is 1% lower than in Allegheny County. Several of the school districts, and property values, are growing.

Just for fun, I checked out some homes in the Seneca Valley School District. They may or may not be to your liking, but note that the lots are LARGE, a definite plus at resale time. Looks rural, but this area is close to Cranberry Twp., which has just about anything you could want in the way of box stores, chain restaurants, and the like.

It's funny...when I was a total band geek in high school, we used to chuckle at the little Seneca Valley Marching Band...now it's a powerhouse! Uh....maybe I'm still a total band geek!

There are several other areas in southern Butler County that are quickly growing, and that you might enjoy.

Don't even consider the City of Butler, though. Enjoyed growing up there, but it's been in a downward spiral for quite some years, in my opinion.

Oh, almost forgot...we had a buyer's agent work with us when we bought our house (first-time home owners). Best thing we could have done - he actually worked for us, not the seller. Because he splits commissions with listing agents, he didn't try to push us into any certain home. He 's an expert, and gave us impartial advice. It's hard for me to say this, but...he's a good guy, even though he's an ATTORNEY! lol!

Default 2 Cape Cod's in Ellwood City 16117

I just checked on Realtor.com for Ellwood City area, zipcode 16117 in your price range.

There are two cute Cape Cod's for sale in Ellwood City ( a nice small town, located at the southwestern end of Lawrence County). Both have 3 bedrooms and 1.5 baths. One is $124000, the other is $138000. Lawrence County has even cheaper taxes than Butler County, and is convenient to I-79 for travelling to either Erie or Uniontown.

Lots to do in this area, with proximity to Moraine State Park, McConnells Mills, shopping in Cranberry or Grove City Shoppes, as well as great golfing in the area, with a wonderful course at Olde Stonewall Golf Course, and you'd may as well dine at Shakespeare's Castle.

Realtors work for the people that pay them ... and that's the seller. That's not to say he wasn't a nice, helpful guy, but it behooves you as a buyer to always bear in mind that the person paying the realtor (or realtors) is the seller.

With all due respect, you missed my point....that being that he didn't try to steer us to any PARTICULAR house...it didn't matter to him if a home was listed by Hanna, Coldwell, or Santa Claus....he helped us find the best house for US.

I think they do -- I've found homes on the Howard Hanna site that were other brokers.... I haven't looked in a while since HH changed their site and I hate it now...

One of the easiest, free sites to check multiple listing nationwide is at REALTOR.com - Real Estate Listings & Homes For Sale

I looked for an online search tool that was free for the Pittsburgh Multiple Listing Service, but couldn't find one.
