Hi
I am new to this site and am looking for some information, I have recently retired, and my wife and I are thinking of purchasing a house in Florida
We live the Port St Lucie area and have read about PGA Village Verano

what can anyone tell me about this area? how is the real estate market here . We are from the North and have a house to sell before we come down.

any help would be welcomed

Welcome to a great site for learning about the Treasure Coast ! I am a relative newcomer myself, still living Up North but planning to move to Florida as soon as finances allow. There are several real estate web sites where you can find information on houses for sale: Zillow.com (which will also tell you how much the houses previously sold for; they have both real estate listings and info on just about ANY house in the US, whether they are for sale or not - check out your current house to see what Zillow estimates it is worth (but take the info with a grain of salt...). Other sites include Realtor.com and Homefinder.com. Yahoo also has real estate listings; check out their Site Map for Real Estate. From what I have seen, the Treasure Coast area is very much a buyer's market (like most of the US right now).

Pay a visit to the place at least once.

Find out the following: This is an active adult community- what are the restrictions ? Can your grandchildren visit and stay more than a few days. Can you have overnight guests? Can guests park in your driveway?

What are the the fees ? - yes there are golf courses, but like anything else, nothing is free. There will be a monthly homeowner association fee, likely an additional CCD fee , possible other fees for use of the basic facilities , check out the fees to use the golf courses, etc. They all add up quickly .

Read carefully the rules and regulations for the homeowner association. Make sure you can live with them. They may restrict much of what you can do with your home, your lawn, etc. This can be a good or bad thing depending on how you look at it.

Come down for a visit. Spend a week. Visit the place at least a few times. Good luck

Verano is not an "adult" commumity - there are no age restirctions. There will be golfing later but in the meantime you can play on any one of the 3 PGA Courses without a membership. They have a very large Clubhouse with a huge gym and pool area, along with tennis and even an additional inside pool. It will still be a while before eveything is finished being built.

And their golf course is where all of the hogs are coming from being pushed out into Tradition and surrounding areas.

Actually .. Verano does not have any golf courses yet, and the ones in PGA have been there for years and years......

There is a lot of untouched land in the area around Crosstown Parkway west of I95. Where it stops and you turn left in to Tradition- if you kept going..its farm land and someones untouched property.

I actually drove out a hidden dirt road that is there one time..just for curiosity.. when Crosstown was under construction.

Does anyone know what the real estate taxes are roughly there? I heard it may be $6K per year for a $300,000 home . Is it that high ?

If you actually go to the back of Verano you will see that they are actually doing construction on what appears to be a golf course.

I just called and asked them before I posted to be sure --she said they have plans for golf courses.. ......later.... so I don't know what that might be
