How popular are houses with an additional rental unit? New Orleans has literally thousands of "doubles" that afford a home owner to have a rental unit that can provide additional income to offset the mortgage cost. These double houses literally are two houses under one roof. As a retiree having supplemental income would be welcome and I was wondering if Port St Lucie has such housing available. Perhaps these "doubles" now have a more modern name such as town houses but generally this term differs locally from doubles because they almost always are two story units whereas here the majority of the doubles are simply two identical single story residences under a common roof.
Are there houses for sale with rental units in the under 150k range in Port St Lucie and surrounding areas? if so what kind of neighborhoods are they in?

Sid

I've never seen such in PSL, but it seemed to be pretty much the norm for the West Palm area back in the 50's and 60's. When my parents bought their home in '83 in Lake Park, it had a large Florida room in back that had been converted into a studio apartment with a small kitchenette, bath with shower and it's own private entrance off the side of the house. A friend of mine had a girlfriend in West Palm had a 2 bedroom house with a small rental house in the backyard.

Sid , I just did a quick muti family home search in Port Saint Lucie and found only one for under 150,000 . It was a dumpy looking place for 23,000 . So I don't think that's an option for you... But a realtor would know. Much better than I ....

Yes doubles are rare because Port St. Lucie is a relatively new city and i doubt the concept of doubles as developed here in New Orleans was necessary. Here land is scarce and people in the early 20th century were not wealthy and had to maximize the space. Due to our foundational soils we could not build up so the idea was spawned of a double house one to rent and one to live in. Later these houses had second floors added to the rear half of the houses and were dubbed " Camelbacks". Again increasing living space in scarce land. The normal city lots were 30 and 35 feet wide in all but the most expensive neighborhoods and the depths ran between 105 and 120 feet.

Ideally we would love a house with a rental unit for additional income but do not think we will waste time hunting for one. Probably the older areas like Fort Lauderdale have some but they also have too many negatives for us.

I write the forum because realtors generally represent the sellers and so far do not seem interested in helping us find what we want, primarily they want to sell what is easy for a computer program to find for them and will state that my criteria cannot be plugged into their compaies packaged software programs so they can't find what we want. If we want shade or trees, or an area a far away from the water as possible or a salt water pool or a screened lanai or a side entrance garage or a corner lot that does not compute with their software programs so we get emails with houses that do not meet our specs. Then the agents get miffed because they feel they are wasting their time. Time what time? it may take time to plug in a few variables in a computer program but from then on it is on automatic pilot and they do nothing.

This was not intended to be a rant about agents but I am in sales and know how hard it is and to me some of the agents are just lazy and want the cream without the effort. For Example when I ask questions they refer me to different sources and make me dig out the information rather than providing the information. Again in a word lazy, the market must be hot and pickings for them must be easy because the few I have talked to do not want to want to help. This is America, if you want to make money you have to work for it. I will work hard and keep searching. I thought our requirements simple but may not exist in PSL. Since i am retired I will keep looking at all areas until I find some of the must things we would like.

There are some in Lakewood Park, but are mostly owned by investors that rent them out.

I've seen a couple that would work - they were sold as home with "in-law" units - but even in this economy they would not be in the 150K range. They were in the $400K range and even now probably $300K.

Aren't they called Duplexes? They are more common in older towns, but I've not seen anything like that here either.

Default Duplexes

yes they are also called Duplexes, I am a senior citizen and use the term 'Doubles' but now that I think about it in the older part of town - where I live- the folks use 'doubles' in the newer areas since 1950's seems like the term is ' duplexes' as in triplex or 4plex, whereas in the older areas I have never heard of triples or quadruples. Funny the way we speak in New Orleans, silver dime, banket, making groceries.

Anyway now I am on Townhouses, trying to see if they might fit better that a condo.

At Tradition, Bedford Park, there are houses with a "in-law" unit above the two car garage. The garage is at the back of the house and sparated from main house. Two of them sold recently around $150K (short sell).
