As far as I know about the HOA fees being owed I was told that is what title insurance is for. It should provide you a clear title.

The problem he did not think of was the build up of MOLD...
...being vacant for more than a year the basment had water - as does almost every basement in this area - the roof was leaking...etc...etc...so, I can only guess at what a home in Florida would suffer from with the humid weather and all...and yes...I know the buyer will have to pay back dues....thankyou...
