We have been browsing properties in the Vero and Port St. Lucie areas for a retirement home, I don't understand all of the taxes and assessments that seem to go along with home ownership especially in Traditions and St. Lucie West. Could someone pleaded enlighten me because we would obviously have to figure them into our budget. We are looking to leave Palm Beach County but want to move to an area that has plenty of golf and tennis, ability to meet like minded people and develop new friendships.

the fees related to Tradition (which is made up of 9 communities) are because the communities are giving you a lot more than just a few things that a single HOA may give you. It includes lawn maint., cable, Internet, lawn watering, sidewalks, streetlights, common areas and parks, shopping, restaurants, some manned gate houses, community pools and clubhouses, and more. There are two HOA's -- one is the Main one covering ALL the communities and common areas, then an HOA for each individual community.

A regular single HOA like the ones in St Lucie West usually include lawn maintenance and either basic cable OR Internet, but not both. If they are gated they are usually electronic. The exception being 24 hour manned gate at Lake Charles and one at Country Club Estates who only works till 7.

Cascades and Kings Isle, both 55+ communities, are 24 hour manned gates plus they provide all kinds of facilities and activities etc for their owners as is typical of that kind of community only. You pay for a lot of staff to run those communities in addition to the community itself

Taxes depend on a lot of things. One, how old is the property and when was it originally taxed and at what price.
Has it be reassed for taxes at a new price if sold. Does the current property owner have any exemptions?
Does the community have a CDD - which is a Community Development District tax - which is in your yearly taxes and show up on the tax bill on the property you are looking at. Those are public record and can be looked up very easily.

I was told that all of St. Lucie county is paying a CDD tax on top of the typical property taxes but thank you for clarifying the different HOA fees. We have owned houses for 30 years but never in a HOA community so trying to figure out exactly what you get for the money.

No, not all of St Lucie County has it at all. Tradition, Verano, St Lucie West, PGA, Newport Isles, Eastlake Village...to name a few, do. In fact, CDD's are all over the State of Florida. You have them in Palm Beach County as well for City Place, Evergreen has/had one ( I used to work there), Aberdeen, and others.

They are to help finance the substantial costs for putting in all the infrastructure and facilities. Here is what Tradition posted to explain theirs. What is a Community Development District?

In Tradition it comes to this in your taxes:
Traditions Operat/Maint $185.52
Traditions Bond $715.96

We've been in PSL since 2000 after moving here from Ft Lauderdale.We are selling our home on the water here and plan to move to Vero (on the island). Our research to date indicates taxes are lower in Vero and the restaurant scene is far superior to PSL. It is also not as congested and has a lot going on culturally. If the choice is between PSL and Vero, it's no contest.
