I'm looking at this beautiful property in PSL. The house sits overlooking three canals to the Saint Lucie river. My dream retirement property!! The only caveat is that it has a flat roof. The house is 2200sq feet,1972 CBS construction. Been trying to find an estimate for installation of vaulted roof but since I don't own the property, two companies said they cant give me one.

Is there any site or company in the area that could help me get an estimate for me to make an educated offer on this property taking into account the price of replacing the flat roof with a vaulted type roof.

Any thoughts/Ideas welcome!!!

One of my colleagues received a quote of $80K for work needed that would be similar in nature (Essentially replacing the entire roof/truss system along with interior drywall repairs).

Maybe you could ask a home inspector. (I sure wouldn't call one of the companies that won't give you even a ballpark figure if you buy the house.) Also you could ask the Realtor to get the electric/utility figures for one year from the seller.

If the house is for sale, why can't you have a roofer look at it for an estimate?

Are you actually going to low ball the existing owners because you want a vaulted roof instead of the existing roof? That is a choice not somethin that needs changing in a purchase to make it safe to live in. I can tell you I would never lower the price for that reason. Are you afraid of the flat roof?

A house built in 1972 ? Yes... if it's the original roof. And again, yes, I would not want, nor would an insurance company want, a house with a flat roof.

As far as a lowball offer, I doubt you would be the only offer on that house so lowballing it would not be in your best interest since any improvements are what YOU want to make and most likely you will not be the only offer.

It's WATERFRONT..yes?...no matter how old it is.

The house "should" be priced with a flat roof and the age of the house in consideration, but I'm sure it's priced because of the property location, location, location. Being CBS instead of frame also makes it more valuable.
