Is it standard practice for home inspectors to assess the condition of septic tanks when conducting an inspection?

When we sold our home in Miami several years ago, the septic tank was assessed by a septic tank company. They required draining of the tank to check out the solids deflector in the tank, and they also checked the drainfield. I'm not so sure a regular house inspector would do all that in their septic inspection. Although I do recall the house inspector turned on
the faucets in all the sinks, tub and showers at once, let them run about 1/2 hr, and put the dishwaster and washing machine through a short cycle at the same time. I'd guess he might have been looking for a septic backup as part of his rationale for doing this? It didn't happen, though.


I'd never skip a septic inspection for a house I was looking to purchase, especially if it's an older house. Our house was 50 yrs old when we sold it, and it still had the original septic tank. It was in good working order, but we had to replace the solids deflector in the tank. We hadn't seen any issues with it, but I can imagine it was a disaster waiting to happen with drain field problems.

Absolutely...you need to make sure that they are working properly and don't need to be pumped.

It is one of the inspections that is always done when you purchase a home that is not on city water and sewer.

Just like inspecting for termites which love Florida wood---even if you have a CBS home but really necessary if it's frame

PS....your home inspector is not the one to do the inspection. You should have a septic inspected by a certified septic inspector.

Agree with previous posters. We have septic where we are now. It was inspected, but by a spearate inspector, not the general home inspector.
