Hello. Would like to find an HOA active adult community (doesn't have to be 55+) but would like a community with a club house, pool, and hopefully an activity director. Yes, I'm looking for a Del Webb type community but hubby needs to be as close to ocean as possible. Budget between $500-600K. Would like something that wasn't built with Chinese Drywall, and has to be concrete construction. Thank you for your thoughts.

Note: Must be on the island.......where hubby can walk or take golf cart to beach

I think this is by far your best (might be your only) option in Vero. I love this community

Can anyone give me a ballpark figure on what home insurance would be if we were ON Vero Beach? Right now, in SC, I am 30 minutes inland and my home insurance is $2,000 on a $500-600K ish house.

Interior of Florida and my insurance, State Farm, is $2000 on a $130,000 home, now worth double that.
But, who knows who knows how they are rating it.

Insurance depends on age and proximity to the coast. Also, in Indian River County we have a number of older homes that are wood frame so add an extra 1k +. We live in a home built in 2008 and west of US1 and pay just $1150 annually. We moved up from Broward County (Ft. Lauderdale) where we had a home 22 miles inland, 1978, CBS and paying over $6500 a year. Neither home in a flood area.

We had our roof inspected to certify that it met a wind mitigation standard which lowered our rate somewhat. Before purchasing, maybe inquire if the roof has met this standard.
