FlaLadyB meant to say "BAYSHORE MANAGEMENT" in her above post. BAYSHORE was the old property management company, originally hired by Homes By Kennedy. Their contract was terminated by our new Board of Directors.

BRISTOL MANAGEMENT is the new property management company hired by our new BOD last month.

Default HOA assessment meeting 10/8/09

While googling Heritage Oaks, I found this blog, which never knew existed. Having never attended a meeting with this newly elected board before, I was appalled at their approach and demeanor. There is a way to speak tactfully and professionally, which clearly our snippy little president doesn't know how to do. Not much can be said for the others either. Nothing was resolved. The only thing this meeting lacked was their top hats and canes, as they danced around every question that was asked, with an ambiguous response. I especially enjoyed Norm from Bristol who sat back and daydreamed the entire meeting. Must be what he does all day long - as he cant seem to return calls or emails from homeowners either. We are in for a long year...

Ok... I can't stand leaving this post like this any longer. I was AT that meeting as well and if you had paid any attention to who was doing the main speaking you would have realized that the HEAD of Bristol Mgmt was doing the speaking and since he is Norms BOSS so Norm had nothing to say.

The meeting was not to RESOLVE anything, it was to explain what happened when KENNEDY HOMES left us with bills and how we can try to move forward. We were presented with a informative slide show and an explanation of the individual bills and how they came to be ours before our own homeowners ever took over.

It showed that KENNEDY HOMES was paying bills but not the REAL bills. In addition, that the water facility owned by CORE has been charging us way more per month than we are actually using. It showed that monies that were supposed to be turned over to us by Kennedy weren't.

It showed that dues money that would normally be paid but hasn't been by homes in foreclosure, and that that money had never really been attempted to be recovered, how it could be, how much could not be by law, and what was now being done about it.

Lots of people want to blame the homeowners who are serving on the Board - for FREE - but they are not the ones who made the bills! There are measures being taken to collect from owners who owe the HOA money- a collection agency. There are measures being taken to stop the delinquent owners from still renting out their homes and collecting rent money but not paying their dues. The HOA is working with others who do services for us by re-bidding their fees. THEY'RE TRYING! Give them a chance!

IN ALL.. every single time a builder/developer turns over a development to the owners this kind of thing happens.
ITS NOT NEW!

We are not the only or first HOA this has happened to and we won't be the last.


and... if anybody has something to say to me, please send me a private message instead of posting it on this... a PUBLIC FORUM- juck click on my name. This forum was placed here for fun and not for being nasty.

Thank you for that post, I couldn't have say it any better. Actually you said it in a such a diplomatic way. I was going back and forth on posting something but kept typing things which was nasty and rude. So I didn't post it.

Default something wrong with the gate??

i got to the gate after work around 12:45am sunday night monday morning and i clicked my clicker and nothing happened...fine i reversed back to the box and typed in the code several times getting the same message "invalid code"...i called my gf to let me in through the exit and in doing that i noticed the "in" gate was bent open a little bit...but even still i dont understand why the box said i typed in the wrong code tho? did we change the code and not get a newsletter out to the residents letting them know about a code change? and my clicker now doesnt work?...that gate is completely worthless...to think that it actually keeps out unwanted visitors is a complete joke

The HOA changed the gate code yesterday and the new code was told to the owners in good standing - anyone who the HOA has the email addresses of. Not to tenants. The owners were supposed to notify their tenant of the change.

A physical paper was not sent out. I did contact them and ask that they post a sign at the box saying why the old code does not work and what to do to obtain the correct code.

The reason behind this is the same as changing the key at the clubhouse/pool. Those that are tenants that have not gone through the HOA - their owners have not paid their dues and have tenants - will not get the access code.

IF you are a homeowner in good standing with the HOA you can contact them through the Heritage Oaks website at: http://site.heritageoakshoa.net/

You may think its a joke but it's a start.

PS: I am not a member of the HOA myself.

I have 1 question to you.. Are you one of the homeowners that are behind on paying the HOA dues? If not then you should have received the new code, and if you are one of the owners who not paying the dues, then I say to BAD pay your dues and then you'll be allowed in. Cause I am sick of paying for people who think they can get a free ride in life.
