Well you can always get another estimate these days the market is tight and contractors should be discounting
I'm semi retired and have a succesfull rental biz in TX and am moving to Lucie full time
I have over 25 years experiance in remodel in NJ and TX
having had my General Contracting license in NJ
Being I'm semi retired I would take on select projects at reasonable rates in any economy with degrees in interior disign ...
I'm not trying to sell myself I'm just saying you can get Very good people now at a discount if you shop around

Vero Beach hands down. Don't underestimate the Intracoastal, btw unless you REALLY REALLY REALLY insist on beach.
I agree with Tequesta BROADVIEW CONDOMINIUMS are IDEAL. Only in the 300's maybe in the high 200's now.
My mother lived there and it's gorgeous. Out of my price or I would have moved there immediately.
Not too big not too small directly on the ICW with a view of Jupiter Island. The pool and small clubhouse are right on the ICW too. Short drive to the beach. The town is a village not a busy hectic traffic filled town like further down in Jupiter but you can swing down there fast. Broadview is unpretentious, perfect maintenance last time I checked, nice people and nice grounds. Only three small buildings 4 floors.
The entrance is on Rt 1...in Tequesta Rt 1 is right on the ICW and it's VERY VERY VERY VERY convenient. And it's not an UGLY part of Rt 1 it's nice. You can walk across from your condo to Publix and other stores or restaurants. NOT CROWDED LIKE JUPITER further down although it's nice there.
The only traffic (which is a joke) is the church and they have a turning lane LOL.
If you want a single house there are some. But I LOVE Broadview...can you tell? LOL Really, it's perfect. And a million dollar view.
I LOVE living on the Intracoastal you can see all the activity all day long, not have the loud ocean all day and night (it's noticible, really!) and some pelicans for good measure. But I like the beach too.
GREAT PARK on the beach. If you want beach go to Tequesta over to the beach and see that area.
As much as I love Tequesta, though, VERO BEACH is IT. NOTHING COMPARES TO VERO BEACH. (speaking of say, from Daytona Beach down the coast to Miami)
Over on the barrier island you can enjoy the gorgeous beaches EMPTY with small boardwalks, parks on the beach, stores, small quiet restaurant/bars, and west a few blocks is the excellent Riverside Park with a theater, art museum and boat access and jogging trails a 50 acre developed park. With shade lol. ON WATER. The ICW. You can buy on the barrier island from the 200's to several million dollars. A wide range. Cute older homes on wooded streets with mature excellent landscaping up to new fancy homes of every style. And condos. NO HIGHRISES except one they snuck in before the zoning closed the "loophole" from what I'm told. A couple hotels but you can ignore them. There's a Disney hotel too. Right outside north of Vero Beach proper are some very nice areas that are outside town and more secluded.
Also a few miles from Sebastian with great state parks and the Pelican Refuge the first wildlife conservation place in the USA. And Captain Hirams excellent beach bar with boat access right on their beach and live music and I don't even drink but love going there.
BTW Orchid Island up by Sebastian... north of the Wabasso Bridge ....I believe has a Vero Beach address but is about 9 miles from the "real" Vero Beach....is very exclusive and gorgeous but there is not a damn thing to do there AT ALL. Just beach and water. Then you have to drive everywhere. (Sebastian is west of the ICW and Orchid Island is over on the barrier island East of the ICW via the Wabasso bridge. If you like secluded you'll love it there)
