Hey All

Just want to thank everyone in this section of the city data forums who have been such a great help over the last 2 months while my wife and I prepared to buy a house in Port St Lucie. Many of you answered many questions and helped us along the way.

I am happy to report that on April 18th we found a short sale we liked on the market for 160,000. We put an offer in on the house at 150,000 and last night found out they accepted our offer. So less then 45 days is a good time for a short sale.

We could not do it without some help from the boards with questions we had. Thanks to all

When or if I finally sell my place in Jersey, I will need to consider if I should or should not get involved
in a short sale..Does it really take a month or more to get a yes or no back from the banks? Or is each
situation different?....Do the banks set a low price to get a bidding war going, is that the Idea?...

When I first started the process people told me it could take months. I even know someone a bank took 8 months. But in April they made some changes to speed up the process and to be honest it took 27 days for the bank to say yes. They did not negotiate they just said yes. So to me that seems fast after the stories I have heard. Short sale is one of the best ways to get a great deal for a low price. hell I got a house worth 264,000 for 150,000. They were asking 160,000. So it seems now they are moving faster.

I read in the paper last week that 597 homes sold in April in St Lucie County. Things are looking up!!!
