One way to be sure your real estate appreciates is to buy in Yarmouth, Falmouth or Cape Elizabeth. Especially Cape, where demand far outstrips supply.

I'm not in Real Estate but I am pretty familiar with greater Portland. I'm a little uneasy about all the development planned for Portland. These developers want to tear down everything old build condos everywhere. I think they may be building a bubble if they all get their way.
Probably safe on the west end of Portland. Most of the west end is older, quieter and somewhat more gentrified. Deering is a more affordable and suburban part of Portland.

South Portland is a tale of (at least) two cities. The area near Willard Beach and Cape Elizabeth is white hot. Bidding wars are the norm. Properties sell by word of mouth without ever involving relators. It's quite the hip little community.
The area near the airport and the mall is pretty much what you would expect. Car dealers, fast food and big box stores as far as the eye can see. Most of the South Portland that lies between these two extremes is probably not what you are looking for.

Great info Vance Mack. That development isn't great I agree . .. since it will add to congestion and traffic. I did notice just what you are saying about South Portland - one area was great and the other not so much. I am now also looking at Bangor - although that seems awfully far north . . .

I may be overthinking this but if I break down costs into the major ones - it will be housing, taxes, food, and insurance. The insurance is worrisome. As someone who most likely will have to buy health insurance on the open market - do you think Maine's health insurance for someone 59 pus will be exorbitant?

My reasoning is this - some kind of GOP health care bill will get passed - and most likely it will favor younger people and penalize older. With so much of Maine's population older - there will be less younger people paying in and more older people needing care. So therefore, it seems that health insurance may end up incredibly expensive in Maine specifically. So even if I get my COL down low in terms of the other aspects - if I am paying $1500 month for health insurance - I'll be in trouble

Am I worrying needlessly?

Your thoughts on the future of insurance seem well reasoned. If I had to guess I would say that if we get Trump/Ryan care things around here will look a lot like they did before the ACA. The poor, elderly, self employed and those with pre existing conditions won't be able to afford insurance. Probably a lot of them will go without like they did before and just go to the emergency room if they need care.

Most likely I will be self-employed - so would have to buy insurance on the open market - but that could do me in if it's 1500 a month Not sure if Maine would have higher premiums than other "younger" states where there are more people paying in and less using it.

My son lives in Portland and has a Bernese. That is like a 3/4 scale St. Bernard without the drooling.

Ha ha NMLM - Bernese are great dogs! The only problem with them is that they don't live long enough with an average life span of 8 to 10 years! Very very sweet dogs. Your son has good taste.

I have a rescue German Shepherd and a Herding dog mix (aussie, cattle dog, catahoula) - great dogs as well!
