Default Gorham to Scarborough Beaches

Realistically how long of a commute would we be talking about from say the center of Gorham to the beaches in Scarborough in both the summer and winter?

I live near the center of Gorham and yes 25 mins is about right.....we moved here in April so I don't know about winter..but would imagine the snow in winter and traffic in summer would be equalizing factors.
