Just to set the record straight - Buyer Agency has been around since the late 1980s and was not invented by the real estate community, rather by the various state's real estate commissions (including Maine) in order to give buyers the opportunity to have professional representation and not just sellers. The consumer has a choice, they can hire a Buyer Agent with a written agreement and receive full representation as a "client" complete with fiduciary responsibilities or they can work with a licensee as a "customer" in a non-represented manner in which the agent cannot offer any advice or expertise, they simply facilitate the transaction. Fees can be paid by either the seller, the buyer or a combination of both.

As for the claim that Buyer Agents are trying to get the highest price possible in a transaction, that agent won't last long in a business that counts on referrals and repeat customers. As I've said many times on this forum, interview several real estate agents before finding one that you are comfortable with and set realistic expections for both parties to follow. Communication is the key to any relationship and this one is no different.

Don't be fooled. All of the money changing hands in the sale of a property comes from the buyer. No buyer; No sale. A buyer can be a customer or a client. There is a significant difference in those two situations.
