I moved in with a roommate but i didn't sign a rental agreement
i moved in with one of my ex friend in January 1,2010 but i didn't sign a rental agreement but i gave her 316 for deposit. but no rent cause there was a 1 month free i moved out the the first week in march but pay the whole month of march when i moved out she said the she wont give me my deposit back until she moves out so i decide not to clean my room and i told her she could keep my deposit money cause i didn't cleaning my room and now she is keeping asking me to pay her 100 but she kept my deposit or go clean the carpet and i told her no cause she has my deposit money she said that the manager is going to sue me but i told her that the manager cant sue cause i didn't sign the least or can the manager sue me.
i live in oregon and we had a verbal agreement and i have witness please help me i don't know what to do

Listen your fine. Her telling you that the manager is gonna sue you is just a scare tactic. You did not have a written agreement, so your ex-friend has literally no legs to stand on. Just relax... and give me a reputation point for my advice ( ;
If I were you I would tell her that she is wrong, and to not call you again. If she continues to contact you threaten to sue her for harassment, that should set her straight.

PLUS: I'm pretty sure that if since she kept your deposit then she's supposed to provide IN WRITING a detailed invoice for what the deposit money was spent on within 30 days of your moving out. She's got nothing. Don't answer the phone when she calls, it's over and you win.

Verbal agreement is still considered a contract.The manager can't sue if you're not on the least, but If you agreed to live for xx months but you chose to cop out on the roommate, she can still sue you in civil court (probably small claims) for your portion of rent. It's not that hard to prove she lived with you and in civil court, the burden of proof is what more likely happened.
