Arbor Villebois in Wilsonville - good or bad??
Hello:
Anybody have any comments pro or con concerning Arbor Villebois in Wilsonville? Any first hand knowledge?

This is the kind of development that Arbor Homes does very well. We own an Arbor Home in another (similar) development and have visited Villebois and talked with several of their reps. As a builder I think they are pretty good but you still need to get on them to make sure they do it right. As a development I like the concept but you need to "buy into it" if you want to enjoy it (high density, walkable, lots of parks, etc.). It helps that we live on a greenbelt though - no neighbors behind us.

May I ask in which Arbor Homes development did you buy? So Arbor Homes has a pretty decent reputation?
I really like the idea of the Arbor Villebois community - walkable, lots of parks, green space, very european atmosphere, central piazza, etc..

Arbor Gardens (at Orenco Station in Hillsboro). Personally I liked them overall but like I said, you really need to keep an eye on them, hire a good inspector, etc., but I think that's true with any builder. We had it built in late 2002-early 2003 and have been pretty happy with the build quality, and very happy with the neighborhood.
Most of my neighbors have been happy too. I have heard a few complaints but honestly I think they (the homeowners) were equally to blame.
Probably the biggest quibble I have is with the outside paint. Like most (if not all) builders, they put a single thin coat that lasts through the warranty but not much longer.
I think Villebois is cool. If I worked near Wilsonville or along the commuter rail line, I would definitely consider it. Good luck with your decision!

Villebois- Arbor Homes
We live in Villebois in Wilsonville and we love it. We have lived here for a year now and we love watching our neighborhood grow. You definitely have to know and be alright with living in close proximity to your neighbors. We have great neighbors and we get together often. Are you looking into moving here? The other person that replied to you regarding the builder is accurate. You always want to have your home inspected and stay on top of them. Though I am sure that is true with any builder.

Is that development built inside of the dammish hospital or just on the grounds while the hospital sits vacant? I had some pretty creepy experiences around that place back in the day.

Mirival and Villebois
Hey if your thinking about buying a home or renting at mirival and villebois you need to be aware of something that the apartments complex nor the realtors for villebois will tell you. There is community housing that is being constructed in the center of all of the development at the top of the hill to the left of the apartment complex offices. It is a four story building behind the row of trees. If you look to buy a house at villebois, and they are very expensive, or rent at mirival they will not give you any information about the nature of the community housing. After researching it I have found that it is a form of replacement for state hospitals that have been torn down in recent years such as the one that used to rest on this property. Damish...I think I spelled it right used to sit on this site and is being replaced by the community housing. I currently live at Mirival and have requested information as to the nature of the housing but have been met with resistance. When we first moved in we found out about this community housing and asked questions about where it was going to be located and were told it was not going to be located in the close vicinity of the complex. That has turned out to be an obvious lie. Also, if the community housing is part of Mirival or Villebois in total the residence of the housing MAY have access to the facilities at the complex and Villebois housing. In summation I WOULD NOT BUY A HOUSE IN VILLEBOIS NOR WOULD I RENT AT MIRIVAL FOR THIS REASON ALONE. IF YOU HAVE CHILDREN THERE ARE OTHER ALTERNATIVES TO THIS SITE. IF THERE ARE JUST TWO OF YOU WITH NO CHILDREN THEN YOU MIGHT NOT HAVE PROBLEM WITH THE SITUATION. However, I would seriously concider other alternatives. We are coming up on our lease renewal and are NOT GOING TO RENEW. We are going to buy a house and are not looking back.

By the way...all of the information that I have put on my post is verifiable through the state mental health system. If you Google Damish mental hospital...and I apologize for spelling errors now, and do some poking around you will find out that I am 100% on the up and up. If you visit the Mirival appartment office and ask about it you WILL be met with the standard answer...we can't devulge that information." I am here to tell you that I have gotten this on a reliable source...this information is PUPLIC INFORMATION and they are required to give it to you should you ask. Don't ask and there is no requirement for them to devulge. If you buy a house...it is ILLEGAL for the realtor to devulge it unless you ASK. ASK QUESTIONS...ASK QUESTIONS...ASK QUESTIONS. Oh and by the way...they will down-play the seriousness of this subject. Make a decision from your heart. In a year from now after it has oppened things will probably turn for the worse. Maybe I am wrong but I am not sticking around to find out. Also...if there are a lot of problems with the tennants of the COMMUNITY HOUSING and police have to respond over and over...you might find that the response time lengthens as time goes on. I can't speak for The Wilsonville Police Department, as I have great respect for them and they have come when I needed them, however, you can't deny someones frustration with a situation if it goes on and on.

Hello,
Can you provide a link? If not, then it's kind of difficult to take your comments seriously (especially since, at this point, it appears you only registered for this site so that you could criticize Villebois - I mean, how do we know you aren't just someone who is upset with the builder or something???).
And yes, everyone should do their due diligence when considering a home purchase.
